What’s the POINT?

… of a home inspection.

 Managing client expectations can feel like you are trying to herd cats. Help yourself, and your buyer by saying the same thing multiple times. This is especially important when it comes to the home inspection.

The purpose of a home inspection is to find out if the house they think they are buying is healthy without surprises. A home that was built in 1920 is going to have its creaks and cracks. As it should. What you and your buyers are looking for are structural issues, system (HVAC, Plumbing, Electrical) issues or exterior envelop issues that cost the big bucks to fix. The last thing anyone wants is a freak out over an electrical socket.  

So, how do you manage your buyer’s expectation?

During your first meeting, after they have outline for you all their hopes and dreams, you will softly mention the point of the home inspection.

Remind them again when you’re writing the offer.

Remind them again when you’ve booked the home inspection.

Remind them again after the home inspection.

Say it with me “the purpose of a home inspection is to find out if the house you think you are buying is healthy without surprises”.
